An area-based approach to retrofit - Warm Homes: Social Housing Fund / Local Grant
Join Sustainable Building Services and Rykneld Homes to hear how their successful, award-winning partnership has delivered energy efficiency upgrades as part of a £21m SHDF Wave 2.1 project and led to a new 700+ property mixed tenure scheme.
In this session, you'll hear from Derek Horrocks, Chairman and Owner of principal contractor Sustainable Building Services, and last year’s Unlock Net Zero Climate Champion. A widely respected industry leader in decarbonisation, he established the National Home Decarbonisation Group (NHDG) in 2023 and actively engages with the government to develop new standards and improvements in the sector. Derek will share project lessons learned and best practices from the scheme and how an area-based approach can deliver retrofit decarbonisation at scale on all housing tenure types.
Niall Clark is Deputy Managing Director at leading social housing provider Rykneld Homes, who manage over 7,000 properties on behalf of North East Derbyshire District Council. He will share a client’s perspective on how working collaboratively has resulted in positive impacts, not just to individual households, but to the community and the wider local authority.

Derek is a respected industry leader in decarbonisation, with a passion for improving the sustainability of homes across the UK. He established the National Home Decarbonisation Group (NHDG) in 2023 and actively engages with government to develop new standards and improvements in the sector. His commitment to this sector has been recognised and he was awarded the ‘Unlock Net Zero Climate Champion’ in 2024. Derek is the chairperson and owner of Sustainable Building Services (UK) Ltd who are a fast growing, major nationwide principal contractor in the home decarbonisation sector, with 45 years’ experience specialising in energy efficiency, low carbon heating and microgeneration retrofits to the social, private and private rented sectors on a large scale. In addition to the NHDG, he also chairs the National Insulation Association (NIA), a trade body representing members that provide fully accredited and professionally installed insulation solutions to the UK market.

Niall has been instrumental in leading Rykneld Homes’ impressive regeneration efforts - delivering new build and refurbishment projects including large-scale retrofit schemes. Managing North East Derbyshire District Council’s housing portfolio, and overseen by Niall, Rykneld Homes has improved energy efficiency ratings and reduced carbon emissions across the area’s social housing stock. As Deputy MD, Niall is also involved in strategic planning and partnerships, driving ambitious goals like delivering 400 new homes by 2027 and managing teams tasked with transformative regeneration projects enhancing housing quality and improving local communities.
