Hearthfire Holdings invites you to their event

Malden, MA: A new self-storage opportunity in Greater Boston (7pm)

About this event

Boston's self-storage market doesn't open up often.

When it does, the window is short.

On May 7, Hearthfire Holdings is hosting a live investment webinar to walk through our latest acquisition under contract: a Class A self-storage facility in Malden, MA, managed by Extra Space Storage, paired with a fully leased industrial warehouse, six miles from downtown Boston.

This is not a ground-up development. This is a stabilized, operating asset with a clear thesis and multiple defined paths to value creation.

What you will see when you attend:

  • 247,000 people live within three miles of this property. 57% are renters. The market carries only 4.2 square feet of self-storage per capita (well below equilibrium) and the two most credible new supply projects in the pipeline have been stalled since 2023. This is what a supply-constrained infill market looks like when the numbers confirm what the map already suggests.
  • The asset enters at 92% occupancy with in-place rents approximately 10% below market. That rent gap is not an assumption. It is confirmed in the existing rent roll, leased and operating under one of the largest storage brands in the country.
  • The industrial component is fully leased to UniUni — ranked #17 on Deloitte's 2025 North America Tech Fast 500 — on a 5-year NNN term with annual rent bumps and a 5-year extension option.

The numbers we will walk through live:

  • 18.97% target investor-level IRR
  • 2.17x equity multiple
  • 15% downside IRR
  • $30.4M projected exit value
  • $6.5M in Year 1 accelerated depreciation — approximately 80% of invested equity
  • $50,000 minimum investment
