Covid-19 has rewritten the rules, both for our daily lives and our portfolios.
For insurers, there are no easy answers in this binary world. On one hand, the economy appears weaker, more fragile and in greater need of policymaker support than ever. On the other hands, markets are ebullient and frothier than ever.
In the near to medium term, lower for longer has been reiterated and real yields are negative, challenging the business model and increasingly procyclical risk. Longer-term, weaker fundamentals and increased tail risks create challenges for risk management and longer-duration investments. Around all of this lies unpredictable balance sheet volatility and a sense of foreboding.
What does the insurance portfolio look like in this new normal?
Join us for this debate and as we also explore alongside the latest chapter in our series on financing the real economy for insurers, this time focusing on commercial real estate debt.
The disruption caused by COVID-19 has led to marked changes in the CRE debt landscape, but is also creating opportunities for insurers. Reduced property valuations, wider loan coupons, more moderate LTVs and a swing towards “lender-friendlier” loan structures / covenants are all promising to improve risk-adjusted returns as transaction volumes pick back up. While the longer-term impact of COVID-19 is still evolving, the current environment is creating a robust pipeline of opportunities for insurers looking to provide liquidity to transitional real estate and capture a yield premium in a capital-efficient way, particularly in the US where the impact has been more significant.
